2025 Year in Review

As 2025 comes to a close, we find ourselves reflecting on the year with a lot of gratitude.

Jacksonville is a city made up of neighborhoods that each carry their own rhythm, history, and sense of pride. Serving more than 50 zip codes across the area gave us a front-row seat to that this year. From early morning showings to evening community events, from long conversations at kitchen tables to quick hellos at local spots, this year reminded us how much real estate is really about people.

We are thankful for the trust our clients placed in us, the partnerships we strengthened, and the many neighbors who showed up alongside us throughout the year.

A few local moments we loved this year

Some of our favorite moments of 2025 had nothing to do with contracts or closings.

We hosted eight community events throughout the year, each one rooted in connection. Celebrating Father’s Day at a Jacksonville Suns game brought families together for an easy, joyful afternoon. Our Holiday Shopping Pop Up closed out the year by spotlighting 10 local vendors and encouraging neighbors to support small businesses right here at home.

One of the highlights was launching the Porchlight Series in partnership with Riverside Avondale Preservation. Together, we debuted four mini series in local spots that showcased Jacksonville’s rich history and the stories behind the places we pass every day. Seeing longtime residents and new neighbors engage with those stories reminded us why preservation and community education matter.

These moments reinforced something we believe deeply. Real estate is only one small part of building strong neighborhoods.

What We Saw in Jacksonville Real Estate This Year

The Jacksonville real estate market in 2025 asked everyone to slow down and pay attention.

Collectively, we assisted 79 buyers and 76 sellers this year. The pace varied by neighborhood, price point, and property type. Some areas stayed competitive. Others required patience and thoughtful strategy.

Buyers were more intentional. Sellers who prepared well and priced realistically found success. Across the board, clarity and communication mattered more than speed.

This was not a year of shortcuts. It was a year of informed decisions and local context.

What This Meant for Buyers

For buyers across Jacksonville, 2025 came with both opportunity and responsibility.

  • More time to evaluate homes, especially in established neighborhoods

  • A stronger need to understand micro-markets within specific zip codes

  • Competition that still existed, but felt more manageable when prepared

  • Financing conversations becoming more important earlier in the process

Buyers who succeeded were the ones who stayed flexible, asked questions, and focused on long-term fit rather than quick wins.

What This Meant for Sellers

Sellers experienced a more thoughtful market that rewarded preparation.

  • Homes that were well-maintained and thoughtfully presented stood out

  • Pricing strategy mattered more than ever

  • Location continued to play a major role in buyer interest

  • Transparency and responsiveness helped keep deals moving forward

The sellers who had the smoothest experiences were open to guidance and realistic about market conditions in their specific neighborhood.

A Few Lessons We Are Taking Into the New Year

Every year teaches us something new. Here are a few lessons we are carrying forward.

  • Preparation creates confidence for everyone involved

  • Honest conversations early prevent stress later

  • Hyperlocal knowledge is essential in a city as spread out as Jacksonville

  • Relationships matter more than any single transaction

These lessons continue to shape how we show up for our clients and our community.

Looking Ahead to 2026 in Jacksonville

As we head into 2026, we are watching a few key trends closely.

  • Buyers becoming even more value-focused and selective

  • Sellers paying closer attention to condition, pricing, and presentation

  • Continued movement within Jacksonville rather than out of the area

  • Micro-markets behaving differently from one zip code to the next

Context will continue to matter. What applies in Riverside may look different in Mandarin, the Beaches, or San Marco.
